“Our inspector was Erik Coplin and he was extremely thorough. He started on the roof, took pictures and videos, worked his way all around the house. After each thing he inspected, he called us over to show us exactly what he found and told us exactly what it meant. For first-time home buyers, an inspection is a nerve-wracking experience and Erik could not have been more helpful. He basically did the inspection twice; once on his own and once with my husband and I. He told us what needed to be fixed ASAP, what was OK for a little while and what held priority. EDC is little more expensive than other companies, I think about $25 from our research, but it was so worth it. We also were provided a detailed inspection online with all of the videos and pictures Erik took – we also got a home energy report. He is in communication with us, making sure we have everything we need. I know that if we ever have a question in the future, Erik will respond. He’s made that commitment to his work and it could not be more appreciated. If you’re buying a house, call EDC and ask for Erik. You will not be left worrying about if your inspection was done correctly, or what you need to fix.”

“He performed a very thorough home inspection with thermal imaging, and uncovered a problem with our air conditioning system that would have been extremely messy and expensive if he hadn’t found it. We had a musty smell in one room of the house, and weren’t sure if it was a roof leak, a plumbing leak, or what. So we decided that a home inspector is the right person to call. Fortunately we called Erik and he was able to come out right away, which was a great relief. He did a VERY thorough inspection, including thermal imaging (which is like something from a sci-fi movie, better than a visual inspection alone). Erik discovered a problem with our air conditioning system that was causing water to back up in a hidden way in our garage, even though the air conditioning seemed to be heating/cooling the house just fine. He did an extremely thorough inspection — floor to attic, inside and outside. Highly recommended.”

“Erik did such an incredible, detailed job of checking [our] house. We have 2 small kids and were really concerned about him checking for health and safety hazards and he was more then happy to help. He was so thorough, that he went over the estimated time that he thought he would need in order to make sure the job was done right and complete. He was very punctual and professional over the phone, in person, and by email. His professionalism and work ethic was so impressive and can be seen through his emails and the reports. The report had detailed information about what needed attention in the house, what was already ok, and showed great pictures. It’s a wonderful resource. “Erik inspected the two duplexes we were considering buying, checking for any building defects, such as leaks, rotten timber, electrical, and plumbing problems. Erik arrived promptly and started inspection work at around 10:00 in the morning working non-stop until around 3:00 pm. It was clear we were dealing with a real professional. Not only was his work ethic impressive, but the politeness and consideration he showed when interacting with the tenants of these properties was greatly appreciated, as was his friendly demeanor and highly informative communications with us throughout the process. The inspection was a Saturday. Erik was aware we needed the inspection reports by Monday. In fact we received them at 7:00 am on Monday morning. They were most thorough, carefully annotated and beautifully presented with many clear photographs and diagrams. In spite of the wealth of technical information, this report was easily understandable to laymen like us. We feel very fortunate that we discovered Erik’s company. Not only was his the most reasonable of all the quotes given us, but I cannot imagine anyone would be able to improve upon the service he gave us. There is absolutely no doubt we will have need of his expertise in the future.”

“EDC did a full home inspection for us (Including wind, termites/WDO, structure, energy usage etc…) at one day’s notice because it was very, very urgent. Erik the inspector was fantastic, not just inspecting the property but also giving us loads of useful tips on what we could do extra to save money, or improve the house. As first-time buyers, buying a home is a very scary prospect and Erik made his part very easy. I can not recommend him highly enough. If you need a home inspection, do not bother calling anyone else, he even offered us a 100-day warranty on his work for free. We feel a little less stressed about the purchase now. THANKS, ERIK! The whole process of the inspection probably lasted 2-3 hrs and Erik was very through. I could not tell you what he was exactly doing (with all these crazy gadgets testing infrared, heat etc…) but he came back with lots of info and it was all very useful.”

“I was days away from closing on a new home and needed peace of mind knowing the new home was built with no deficiencies. As this was new construction, the builder tried to convince me the home had passed permitting inspections and that a private home inspection would not be needed. With such a big investment, I opted to take the advice of my realtor and get the home inspected. With the closing date less than a week out, I knew I needed to act fast so the builder could correct any deficiencies. I was recommended to EDC Professional Home Inspections by my realtor. Erik contacted me and explained he could do the inspection early the following morning and would have the report completed that same afternoon. I apologized for such a late notice, but was reassured the time constraints would not pose a problem. Erik said he would contact the home builder to advise them he would be coming to the property to complete the inspection on my behalf. I had to do nothing! As promised, Erik was at the home site at 7 am ready to complete the home inspection and I had the report to send to the home builder that same afternoon! He was thorough with the inspection and truth be told, he found deficiencies in the home that needed to be corrected by the builder. The level of service and professionalism I received start to finish is unmatched. If I could have rated Erik higher than excellent, I would have. I would recommend a home inspection to anyone whether the home is new or not and would recommend EDC Professional Home Inspections without hesitation!”
